I took advantage of nice weather to bring you an update on Palencia.
Of the total 200 front doors, all the single family homes have sold out. There are brand new paired villas remaining, some with water view home sites. The community pool and club house are completed.
The villas have a shared wall, which is concrete block all the way to the rafters on each side. This provides a safety factor against fire, storms, and pests, not to mention sound dampening.
An added benefit is that the rafters rest on concrete block, not wood framing, and may increase the longevity of the roof, with less expansion and contraction and fewer access points for termites.

Remember, new homes cost the same as the builder's advertised price, when you're working with your own Realtor. I can also show you existing lightly lived-in properties in Palencia, or other nearby and similar neighborhoods that the builder's rep can't.
