I sell condos in all price ranges. After the interest in my list of the Top 5 Most Expensive Venice FL condos, here's my list of the least expensive.

This list is based on more than price. I took property condition, current availability, fees, and amenities into account.

(5) Las Casas: This condo, off Albee Road in Venice, is an easy drive from downtown and Venice Beach. They are affordably priced starting in the mid $100's, with association fees of $1,000 quarterly. Roofs look to be in good condition, so no assessments are expected in the near future.

(4) Capri Isles: The area around Capri Isles Blvd. in Venice is home to a lot of small condo communities, such as Estancias of Capri and Villa D'Este. Prices for a 2/2 condo range $110,000-$200,000.

(3) Plantation condos: These condos have the best amenities for the price (not including golf or tennis), with nice views, lots of parking, and elevator buildings. Membership in Plantation Golf and CC is not required to live here. You'll make friends with your neighbors out by the community pools. Pricing starts at $150,000.

(2) Circle Woods: These detached villas have "good bones", with many renovated units that would satisfy buyer's demands for open floor plans. Recently renovated units have gourmet kitchens and renovated baths. The villas here are 2/2 with covered parking. Pricing starts around $175,000.

(1) Bird Bay: Great location, a variety of home styles, a Florida tropical setting, and amenities like a huge community pool, tennis and pickleball. 1 to 3 bedroom units with 1 to 2 baths , with lots of smaller pools throughout the different Bird Bay neighborhoods. Fees are $500-$700 monthly. Units have a favorable rental policy of minimum 3 month agreements 3 times per year. I'm keeping my eye on proposed redevelopment of Bird Bay Executive Golf Club, which will likely mean new condos or single family homes.
