Heron Shores is a small enclave of paired villas in Venice, off Venice East Blvs just south of Center Road.
Heron Shores has 70 paired villas, all with 2 bedrooms and 2 baths. The villas were built between 1985 and 1987, and have 1200-1400 sq. ft. of living space. Part of that living space may include a heated or cooled lanai, from which owners enjoy relaxing lake views.
Price points for these villas range in the mid $300,000's, depending on updates and condition.
Owners may have 2 large dogs, and may rent their units for a minimum of 3 months, 4 times per year.
The villas are constructed of concrete block, with tile roofs. Many of the units have recent exterior updates due to age. Buyers will find interior updates such as flooring, new kitchens, and baths.
While Heron Shores villas are not what many would term "open concept', the floor plans do include open living and dining areas, and kitchens with extra counter space and storage through the use of peninsulas. I'll help buyers identify potentially problematic appliances and mechanical systems.
Heron Shores shares pickleball courts, a community pool, tennis, and clubhouse, with the East Village association. Association fees for use of these amenities is $1229 quarterly.
Tip: Don't confuse Heron Shores with Heron Lakes, which is right next door.
