Heron Lakes is a small community of 36 villas off Venice East Blvd near Center Road in Venice FL.
Heron Lakes sometimes gets confused with Heron Shores villas immediately next door. Heron Lakes villas are constructed with siding and wood frame, with asphalt shingle roofs. It was built in 19854-85.
Because of the community's age, it's very important that your buyer's agent (hint: hire me, I'm available!) perform all
necessary due diligence about responsibility of roofs, windows, and the building exteriors, and to determine if assessments are expected in the near future.

The entry cost to owning a Heron Lakes villa is attractive, with pricing in the low to mid $200,000's. While there is no community pool, and no guard gate, maintenance and insurance on wood frame buildings is likely a contributing factor to the monthly HOA fee of $572 monthly.
To help offset the HOA fees, units may be rented for a minimum of 3 month periods, 4 times per year. Estimate seasonal rental (winter months) rates $3500 to $5000 monthly. From a pure investment cash flow standpoint, Heron Lakes would attract annual renters.
Seasonal renters in Heron Lakes would be attracted by access to the amenities at the Villages (shared with nearby Meadow Run and Quail Lake communities), with a community pool, active clubhouse, and tennis. Besides the relaxing lake views, many units in Heron Lakes offer vaulted ceilings and open dining and living rooms with split bedroom floor plans of 2 bedrooms and 2 baths. Some of the units have attractive patios or courtyards for outdoor living options. On top of all that, each unit has a 2 car covered carport, and there is lots of guest parking in the complex.
Heron Lakes is pet friendly, allowing 2 pets up to 100 lbs each.
