Wellen Park is a master planned community of approximately 10,000 acres, located between the Myakka River and the Gulf of Mexico. Wellen Park is the site of what was formerly Thomas Ranch and Taylor Ranch. Wellen Park is being transformed into a new "city within a city", with parks, walking and biking trails, a new town center, all surrounded by new home communities. There will eventually be 25,000 residences in Wellen Park.
Unlike the nearby master planned community of Lakewood Ranch, Wellen Park is just minutes to your choice of Manasota Beach, Caspersen Beach, Venice Beach, or Nokomis Beach. It's also just 20 minutes to downtown Venice and it's attractions and activities.
The West Villages Improvement District (now Wellen Park) was created by an act of the Florida Legislature to ensure proper planning and development of this important tract of land. The role of the WVID is to provide infrastructure and guidelines. The District may borrow money, issue bonds, levy taxes, user fees, or special assessments.
