Because Venice and Nokomis are growing, I'm always asked for statistics. There's 18 ways to Sunday to analyze the numbers, so I've compiled some simple numbers from the latest Census survey data.
How many homes are there in Venice? When you add up all traditional single-family homes and condos across three specific zones (Nokomis, Venice, and North Venice), the total non-mobile housing stock sits at roughly 33,800 units. This number does not include Wellen Park. Interestingly, that's close to the same number of homes projected for build out for Wellen Park, depending on the source.
In the city limits of Venice only, there are 15,000 households. To be counted as a household, it must be occupied as a primary residence.

80% of households are occupied full-time by the people who own them. The remaining 20% are households that are primary residences, but are occupied full-time by long-term tenants. In short, the snowbird percentage in Venice is about 20%.

If you look at the broader "Venice Census County Division"—which includes surrounding unincorporated areas like Venice Gardens and South Venice—the number of primary households jumps to roughly 43,300 out of 56,200 total housing units, which includes mobile homes.
