Pulte vs. DiVosta: Why Does the Mystique Floor Plan Price Vary in Nokomis and Englewood?

If you have been touring new construction communities in Sarasota or Venice from these builders, chances are you’ve come across the popular Mystique floor plan. Designed by parent company PulteGroup (who also owns DiVosta), the Mystique is one of their most celebrated layouts—offering 2 to 4 bedrooms, 2 to 3 bathrooms, a flexible den/flex space, and 1,889+ square feet of living space.
I noticed the discrepancy, so I dug a little deeper in Legacy Groves, Beachwalk by Manasota Key, and Talon Preserve on Palmer Ranch. Let’s break down the pricing and key differences.
Quick Base Price Comparison
New construction base prices fluctuate based on inventory, lot availability, and amenities, and builder incentives.
Community | Builder | Location | Approx. Starting Base Price |
Legacy Groves | Pulte Homes | Nokomis, FL | From ~$430,000 |
Beachwalk by Manasota Key | DiVosta Homes | Englewood, FL | From ~$540,000 |
Talon Preserve | DiVosta Homes | Nokomis, FL | From ~$590,000+ |

Making a direct comparison between these communities requires some local knowledge. Land prices for Legacy Groves are significantly lower than the other 2 communities. A quick drive around the surrounding neighborhood would confirm why Legacy Groves costs less, and he builder agreed with my assessment of this in my Google Review.

Beachwalk and Talon Preserve have a long list of resort style emenities, such as a bar and grille, while Legacy Groves does not.

Bottom line: If you like the Mystique floor plan and cost is your driving issue, go with Legacy Groves.
