The reality of the Venice and Nokomis FL real estate market is that it's shifted back to a strong seller's market- lower inventory of homes, and a high percentage of owners who regard their Florida real estate as a valued family financial asset. Bottom line: they don't have to take your lowball deal.

I didn't see much of an advantage between re-sales and new construction statistically. For the last 6 months, 196 single family homes built netween 2024 and 2025 were sold. Compare this to the last 6 months with homes built in 2026, with 140 new construction homes sold.
Results were split between re-sales and new construction homes within sales price range, with 761 sold priced under $500K, and 727 sold over $500K in the same time period.
About 40 percent of homes in the Venice area are 2nd homes or vacation homes. A lightly used newer home like this has the same open floor plans, builder upgrades, and resort style amenities as a brand new construction home in the same community down the treet. Builder and appliance warranties are usually transferrable to a new owner.
