Real life prompts me to write about subjects like this, and I always learn something in the process.
If you're looking at a Venice or Nokomis FL new construction home, chances are there are newer resale homes available in that neighborhood as well. Is a resale home a better deal?
The short answer is yes. A resale home that's been lightly used as a seasonal home, in excellent condition, should be lower priced. A homeowner that spent a lot of money on upgraded kitchen cabinets, finishes, and fixtures, probably wont be able to charge more for a 3 year old home when it goes on the market.

I analyzed home sales in one Nokomis neighborhood, and found yearly price increases for homes built between 2023, 2024, and 2025 year to date. It's important to remember new home sale prices are still influenced by the cost of lumber, materials, and labor. Plus, home builders may not be able or willing to provide price reductions to be competitive with resales on the open real estate market.
