Here's a snapshot of the latest real Venice FL real estate statistics.
A couple of items caught my attention. New construction home sales were down significantly over the same month last year. New home buyers are seeing new construction homes they saw online or toured in person, that hasn't had a significant price adjustment in a market of declining prices.

Days to contract has almost doubled over last year. To illustrate how prices are declining, a 2200 sq. ft. home that was worth $596,200 is now worth a median value of $539,000.
What's selling? Newer 2-4 year old homes like those in Islandwalk or Grand Palm have all the same storm protection features as new construction homes, an important issue for many home buyers. Home sales in South Venice, which have no HOA or CDD fees, were strong, as were sales for homes that had a community pool and club house, like Islandwalk and Grand Palm.
