Media and pundit reports to the contrary, the Venice FL real estate market is not experiencing a shortage of homes for sale, nor is there a wave of pre-foreclosures or deep price cutting. In fact, Venice is a seller's market.
I've heard the stories about Ft Meyers, Cape Coral, and Naples real estate prices falling because of too much supply. In Sarasota, Venice, and Nokomis, the story is 180 degrees different. Take a look at these two sets of neighborhoods, with a small percentage of homes for sale.

Whether it's newer neighborhoods such as Grand Palm or Islandwalk, or more established neighborhoods such as Chestnut Creek or Calusa Lakes, the conclusion is the same: the inventory of existing single family homes for sale in Venice and Nokomis FL is low.
