I have always thought the condos at Gondola Park in Venice looked more expensive than they were. They have excellent location value, with easy access to downtown Venice and local beaches.
Gondola Park condos are a mix of 3 story low rise condos in 5 separate buildings, and 2 story condos. They were built between 1999 and 2005.
The 3 story buildings are called Courtyard at Gondola Park. These condos have elevators, under-building parking, and nice sized screened lanais. Condo units here are 2 or 3 bedrooms and 2 baths, with 1399-1524 sq. ft.
Residences at Gondola Park are 2 story condos, many of which have views of Capri Isles golf course, or peaceful water views. These condos are 1130-1440 square feet of living space, with 2 or 3 bedrooms and 2 full baths. The 2nd floor condos have volume ceilings and a more open feel.
Gondola Park condos can be rented with a 3 month minimum lease, 2 times per year. Each rental must have a 30 day perior between lease agreements. 1 large pet is allowed, but tenants cannot have pets. Annual leases are allowed.
Gondola Park is an active community, with lots of group activities. There's a nice club house and heated lakefront community pool. You'll often find people out waking or biking along Capri Isles Blvd. There's also lots of guest parking spaces throughout the community, but it is not gated.
I recommend touring those condos that have the best views, since some of them look directly onto neighboring buildings and noisy HVAC condensers. Some units have tasteful updates and are move-in ready. Condos that have not been updated will need new flooring and upgraded cabinets and appliances. Many of the older units have what I call "builder grade" kitchens and baths that you'll probably want to upgrade, especially if Gondola Park will be your full time home.
Condo fees vary, $1300 to $2164 quarterly. There is no CDD fee.
