If you've traveled on Albee Farm Rd at the intersection of Colonia, you may have seen the entrance to Curry Creek Villas (or Condo Villas as it reads on the modest monument sign) at the entrance.
Everything in real estate is location, location, and location. Curry Creek Villas has it in spades, with just a short bike ride (16 minutes) or drive (10 minutes) to Nokomis Beach. Another unusual feature to point out is the neighborhood is bordered on 3 sides by preserve land owned by Sarasota County. This translates to some peek-a-boo views of Curry Creek itself, or peaceful green space views.
Some of the villa units have been renovated or updated. Many have open kitchen/dining/living room floor plans that will satisfy today's HGTV fixated buyers.
Now for the tricky part about whether you might choose Curry Creek Villas as a retirement or a vacation home.

The good part:
The villas are maintenance free, with no yard work;
Little major storm damage;
2 bedroom units have 2 covered car spaces. There are a vew 1 bedroom units;
Many units have added washer and dryers;
1 pet up to 20 lbs allowed;
Units may be rented 3 months minimium, 3 times or less per year;
Current prices in the mid $100's.
The bad part:
Killer HOA fees: $545 monthly. Most of this is probably to cover the association's cost for flood insurance, since it's in a flood zone;
The villas were built in 1984. Sellers can make repairs as a result of an inspection, but they don't have to bring a unit up to recent building codes;
You may not be able to get a mortgage due to the high association fee .
Curry Creek Villas presents you with an interesting choice. The low initial buy in price in the mid $150's looks attractive, but you'll always have that condo association fee to contend with.
