I recently got a great question from a visitor to davidbarrhomes.com about new homes.
Q: " Do the home prices for new homes include the home site premium?"
A: " It depends".
If you are buying a new home and plan on building from scratch from the slab foundation, the price for the home and the home site will be quoted to you separately by the builder. Home site premiums can vary widely between wooded views from your lanai, or water views. It's not uncommon to see home site premiums at $5,000 or $150,000.

When browsing davidbarrhomes.com lakewoodranchdavid.com parrishfloridadavid.com or sarasotadavid.com and you find new homes listed for sale, those are quick move-in homes under construction. The builder provides the all-in price (home site and home itself; closing costs not included) for quick move in homes when they list them for sale in the MLS. You'll usually see a rendering of the front elevation of the home, and a projected completion date in the MLS listing.
Remember, new homes cost the same as the builder's advertised price when you have your own Realtor working for you. In this historic real estate market, new homes are selling quickly.
