Now more than ever, it's important that you work with your own buyers's real estate agent. There is all kinds of misleading advertising out there.


This morning I saw another ad for Ideal Agent. They say they will sell your home for 2%, and they have a "network" of the top local agents nationwide. False.


In real estate, you get what you pay for when it comes to selecting a Realtor.

The listing agent they send you, who pays Ideal Agent to get customer referrals like you, will take 2% to list your home in the MLS. PLUS, you'll pay an additional 2-3% to the buyer's agent. The top local agents don't need to pay Ideal Agent (or sites like Zillow) to get new customers.


Another example of misleading advertising is a new condominium in Sarasota showing artist renderings of their "view" that don't show two other buildings between it and Sarasota Bay.


Don't rely on advertising to select your next Realtor. Search your neighborhood or condo, or search for local real estate agents on your own. The best agents have extensive online resources (websites and social media) to help you with real estate in your area and showcase your real estate neighborhoods and attractions (like davidbarrhomes.com or lakewoodranchdavid.com).
