Deciding to sell a home, whether downsizing, moving closer to family, or simplifying life, can be an incredibly emotional and exhausting milestone.
The new "Coming Soon" listing status can now can be used as a strategic "pause button" that hands the control back to you as a homeowner.
Now, in Florida a home can sit in "Coming Soon" status for up to 14 days. During these two weeks, the public "Days on Market" counter stays at zero. In a normal listing, DOM is a ticking timer that buyers use to justify lower priced offers, or wait until a seller lowers the price themselves.
For sellers, "Coming Soon" status can be used as time to pack family heirlooms, let cleaners or stagers do their work, or wrap up repairs without feeling like you are losing market interest.

"Coming Soon" status gives sellers complete control over who can view the property and when. Days On Market do not accumulate under this status, so to buyers won't use this time against sellers in a purchase negotiation. Sellers can use this 14 day window to complete needed maintenance, or to evaluate showing feedback about price or property condition before transitioning market exposure in the MLS.
What happens after 14 days? The property status automatically reverts to "Active". This is when Days on Market starts tracking like a normal listing.
By the way, "Coming Soon" real estate listings do not show up on the major 3rd party real estate platforms like Realtor.com or Zillow. They DO show up on agent websites like davidbarrhomes.com, so bookmark my site if this type of property interests you.
"Coming Soon" status is an obvious marketing strategy. This could work well for luxury properties, like beach or acreage. In this case, listing agents hope "Coming Soon" would encourage a small pool of potential buyers to tour and make solid offers.

On the flip side, buyers are more cynical than ever, since many experienced FOMO in the housing rush of the pandemic. "Coming Soon" could result in more eye-rolls than showing appointments.
