Appraised Lower Than Sales Price | Venice FL | David Barr Realtor

I continue to see emotional home buying and selling in the area, especially in neighborhoods like Stoneybrook at Venice, Gran Paradiso, Grand Palm, and Sarasota National, just to name a few. If you follow me on Facebook, you've seen me post about some pretty high list prices.


Imagine, as a home owner, getting a cold call or post card from a real estate agent saying your $350,000 to $400,000 2 to 5 year old home will sell for close to 3/4 of a million dollars in under a week. Congrats- you've won the lottery!


These high listing prices raise some big questions: Will your home appraise at the negotiated value? What happens if it doesn't? One of these scenarios could happen.


1) The house goes back on the market, since the buyer won't be able to get financing;

2) We renegotiate the sales price to match appraisal value;

3) We negotiate with the buyer to pay the difference.

If you see Realtor comments saying "Back on Market" or "Buyer's financing fell through", it could be because of a lower appraisal value.
