Two Things in Real Estate that Should Die | Venice FL | davidbarrhomes.com

I've been advocating for these two things in real estate to go away for years.
The first one is Open Houses. I've written blogs about this over my 24 years in local Venice and Nokomis FL real estate. Realtors holding Open Houses report "groups of 10 and 20 potential buyers", but I can't find any properties going under contract as a result of open houses within a week of the event.
In fact, most Open Houses have zero traffic (I'll cover the reasons for this in future blog posts).
The second thing that should go away in real estate is beginning to get more attention from the press and general public.
Buyer and agent feedback after property showings and Open Houses should disappear. More and more Realtors are starting to realize that giving buyer feedback to another agent could be an ethics violation or open them or the buyer to potential liability.

Imagine this conversation: "Hey Listing Agent, the buyer I brought to your home liked it a lot, and is making a cash purchase". The listing agent is going to pass this private information on to the seller, which could negatively influence the terms of a counter offer to the potential buyer.
As Realtors, we're supposed to be working in our client's best interests.
Bottom line: I've found feedback to be another instance of lazy real estate. Listing agents are supposed to be the experts, and should know how their clients' property ranks versus among competitors.
