As a follow up to my blog post on things that should die in real estate (showing feedback), this post is about Open Houses.
Open Houses have been used in real estate marketing for decades. It's time for them to die. There's a few things you should know about them.

Open Houses are old school. A small sign in the grass on a busy road isn't enough to be seen by enough potential buyers to be worthwhile;
Most Open House visitors are neighbors or seasonal visitors (in FL);
Most Open House visitors won't sign a simple attendance list;
Most Open House visitors won't provide a call back or contact information;
Most Open Houses are marketed in ineffective ways that reduce the number of potential buyers that will see it
Visitors to Open Houses don't immediately, if ever, make contract offers;
You have to vacate your property for 3-4 hours on a weekend, with your pets, friends, or family;
Drugs, medications, and jewelry should be locked away or removed from the property;
Last but not least, many agents use Open Houses just to get more listings.
