After I wrote my first blog post about Open Houses, I took a deeper look inside the numbers to see if any conclusions can be drawn.
In a previous post (link here) I analyzed sales data for a period of random days after open houses in some newer, larger neighborhoods, and didn't find any results that supported Open Houses.

What's going on a year later as we see the Venice, North Venice, and Nokomis real estate market evolving into a stronger buyer's market? Comparing June YOY, there were a lot more open houses this year, and about the same number of sales. If Open Houses work to sell homes, shouldn't we have more sales this year?
My first thought when I saw these numbers was nervous home sellers and their agents are doing "everything they can" right now, as I have so often heard, to get potential buyers through the door in a slower real estate market.
Let's face it. Open houses are an outdated form of real estate marketing. Priced and staged correctly, the right buyer is out there for your property, and it's my job to make sure they see it where they are looking right now.
