Sorrento Villas might be one of the more interesting neighborhoods in Nokomis and Osprey FL.
As their name suggests, Sorrento Villas are villas, but they are stand alone villas that look and live like single family homes. Villas here can be bayfront, with direct access to the ICW, or lakefront. By most accounts, there was little or no damage from Milton or Helene. Inspections are highly suggested if interested in purchasing a unit.
Like many properties of this type, the list pricing looks attractive. A closer look at the condo fees perhaps makes these properties a better bet for investors. Rental cash flow for an annual lease could be $2300 monthly.





The condo association fee ($315-$685 monthly for waterfront units) covers roofs, common areas including a small community pool, lawn maintenance, tree trimming, exterior painting, and private road maintenance. There is no CDD. Speaking of waterfront, the villas on Villas Drive have direct waterfront access to the Intracoastal Waterway, with boat docks and lifts.
In working with a potential buyer, I would be looking for newer roofs, upgraded windows and doors, and updated kitchens and baths. The units are 1200 to 1600 sq ft of living space, with 2 bedrooms and 2 baths. While not exactly fully open floor plans, kitchens and dining can be open to the great room depending on the unit. Lanais can add useful square footage for TV rooms or a home office.
