I put graphics like this for Nokomis and North Venice FL real estate statistics on my Facebook feed, and I break the numbers down here on my blog.
The numbers for August are mixed compared to August 2024.

Prices for single family home prices continue to decrease. A 2200 sq. ft. home selling for a median price per sold square foot is now worth $589,600 compared to $620,400 in 2024.
What's selling, and what neighborhoods are hot? New construction sales slowed to half the number of units compared to last year. Talon Preserve and Magnolia Bay registered multiple sales in August. Magnolia Bay has low fees, and I noticed some good values while researching this post.
Newer resale communities like Toscana Isles and Venice Woodlands also had multiple sales.
I saw only 2 sales for Vistera, and no sales for Tiburon, although there are 10 homes for sale in the MLS right now. Tiburon has low HOA fees and no CDD fees. Showings for Tiburon are appointment only, so contact me for a tour.
At our Broker's monthly round table meeting, the general consensus among our Realtors is that home buyers are out there, but are waiting for pricing to drop further before moving forward. Homes that are priced right are selling, and the newer resales homes in communities that were generally unscathed by Milton or Helene are getting interest.
