New home buyers are finding a short supply of quick move in homes, and home sites, in Venice and Nokomis. Builders have long waiting lists.

Builders of new construction homes are faced with governmental permitting issues for home sites, as well as increasing prices for building materials and labor. We on the Gulf Coast of Florida are witnessing a historic population shift.

Some of the builders are limiting sales to 2 or 3 per month until May or June, or some have totally frozen any sales until then. Because of this unprecedented situation, I advise you not to put your current home on the market until you have a contract on a new home here. If you have a trip scheduled, you may still want to come see these new home communities in person, tour the model homes, and be prepared.

We do have resale homes available, but expect multiple offers. My years of experience as a buyer's agent will definitely help in this market. Please have a mortgage letter ready to go, or a copy of your financial statement for proof of funds if you are a cash buyer.
