I work with a lot of home buyers, and one requent question I get is about attorneys and review of real estate documents.
Florida real estate documents are state approved and on their own, you don't need an attorney to review them. It's part of my job to sit down with you and go over these things as part of an offer to buy property.
In the past, attorney review could put you at a disadvantage as a home buyer, since a review would take more time to get an accepted contract to all parties. Plus, attorney fees are not cheap.

After hurricanes Milton and Helene, the amount of disclosures in a real estate purchase has increased the complexity of buying a home in Florida. You should have a full understanding of all disclosures and how they could affect you.
Usually the next question is about using a title agent instead of an attorney to handle closing. I prefer an attorney, because they can handle legal issues that can affect your transaction, such probate or divorce.
