Have you heard about the latest real estate trend? It's called "delisting".
Delisting means taking a property off the market, usually by taking it out of the MLS.
Why are home owners doing this?
The home owner didn't agree with their Realtor about price;
Lack of showings, usually an indicator of overpricing;
The seller changes their mind;
The seller is waiting for the market to stabilize;
The seller wants to make repairs or upgrades to improve the sales price;
Re-listing the home may create a sense of urgency among potential buyers.

What's happening in Venice and Nokomis? In the last 30 days, 293 properties (single family, condo, villa, townhomes) sold, compared to 151 withdrawals and cancellations. It looks like Venice and Nokomis are following the national trend, but delisted property here could be due to issues with insurance and mortages, or repairs still underway from last year's storms.
It's worth noting that we have a lot of 2nd home ownership, which might make it easier for sellers to take their seasonal homes off the market.
