I'm expanding my blog reviews of small, out of the way, and sometimes quirky condos in the Venice and Nokmois FL area, to include condos. Read on to learn more about Casa del Lago condos.
Casa del Lago is a set of nine, 2 story condo buildings with 4 units each. There are no elevators. The condos were built between 2003-2004. Each unit has a detached 1 car garage, which has separate storage within the garage itself. The square footage for each unit is 1382 under air.
I can't write about properties without mentioning location. Casa del Lago is just 2 miles, or 12 minutes by car, to Venice Beach. The Florida lifestyle you're seeking also includes a community pool, which is generally uncrowded, and provides a beautiful view of a central lake. Between Casa del Lago and the beach, you'll find plenty of shopping venues such as a Publix, several restaurants, and the local Social Security office.
Inside you'll find volume ceilings in 2nd floor units. There's a dedicated laundry room and extra closets in the foyer. I wouldn't say these condos are "open floor plan", but the kitchen, dining, and great room open to each other, separated by an island for extra counter space. Kitchens have an eat-in area that offer relaxing lake views in most units. A bonus you may want to consider when comparing condos is the large walk-in closet in each primary bedroom suite.
I have never shown a unit in Casa del Lago that wasn't move-in ready. However, some buyers may want to factor updating appliances and flooring in their budget.

Casa del Lago condos have no CDD fees. Condo fees, as of this writing, are $1630 quarterly, which covers use of the community pool, as well as exterior maintenance (roofs), insurance by the association, water, pest control, waste pickup, private road, sewer, association management, and basic internet. Casa del Lago is not gated. All of these items should be verified by the buyer's agent during the due diligence period.
Investors may be interested in Casa del Lago's rental policy, which allows minimum leases of 3 months, 4 times per year. The association allows two large pets of any size. These could make excellent annual rental properties, with rents estimated to be in the $2200 per month range.
Expect list prices as of this writing in the high $200,000's to low $300,000's.
Casa del Lago condos don't come on the market very often. Age of systems like HVAC and applicances could be points of negotiation for a purchase. Any future assessments for roofs, windows/doors, or common area maintenance/updates should be disclosed.
