Usually referred to simply as Bellagio, this community of 144 single family homes is the only gated community on Venice Island.
Homes in Bellagio were built between 2001 and 2004, with 2-3 bedrooms and 2-3 baths. The typical Bellagio home is about 1700 to 2200 sq ft of living space, with a 2 car garage. Many homes here have private pools, but there is a community pool and club house if you prefer. Bellagio has no CDD fee, and the HOA covers maintenance of the community pool, clubhouse, and comon grounds.
Homes in Bellagio are now over 20 years old. The build quality of these homes has been good, but as your buyer's agent, I'd be on the look out for homes with recent roof replacements and major system updates such as storm windows and HVAC. Some homes have interior updating of kitchens and baths.

A quick look at the map shows Bellagio has easy access to the Legacy Trail, and it's only 1.8 miles to Centennial Park.
As of this writing (4/2025), there are nore homes for sale in Bellagio than I've seen for a long time. It's the perfect time to set up a tour with me while we have such a good selection of homes on the market.
