Home inspections are an important contingency in the purchase of your Venice FL home or condo.

WHY HAVE AN INSPECTION?

The home inspection is your protection from purchasing a Venice, FL property with hidden material defects (also called latent defects). Material defects include but are not limited to foundation settling, actively leaking roofs or plumbing, non-functional electrical wiring and outlets, improperly functioning doors and windows, or inadequately functioning heating and air systems.

BUT THE CARPET IS OLD....

Cosmetic items, which are visible to the buyer, include worn or outdated flooring, paint, and appliances.  

 

While the condition of cosmetic items may be detailed in your inspection report, buyers may not request that sellers repair or replace cosmetic defects

 

The condition of cosmetic items should be a factor in any offer price.

WHO DO I RECOMMEND?

Some Realtors recommend inspectors, but I don't.  If something goes wrong, there's a potential conflict of interest if the inspector you hired was recommended by me.

WHAT IS A FOUR

POINT INSPECTION?

Your home inspector will prepare a 4-point inspection report for your insurance provider. The 4-point inspection details the condition of the 4 main systems of the home:  electrical, plumbing, roof, and heating and air.

 

Insurance providers will not issue coverage if the roof has less than 5 year remaining estimated life. There can be zero active plumbing leaks, no exposed wiring, and the HVAC system must heat and cool properly.

 

A property that fails a 4-point inspection cannot be financed.

INSPECTION PITFALLS

The inspection report always makes note of the age of major systems. Many buyers are tempted to use this as a way to negotiate a price reduction with the seller.  This is never a good path towards a successful, stress-free closing.  

 

Age of systems is not considered a defect.  If the HVAC system is old but cooling and heating within normal parameters, it is performing it's intended function.  If a roof is determined to be old, but is not leaking, it is performing it's intended function.  The seller is not required to repair or replace in these instances, despite their mention in an inspection report.

 

Part of my job as your Realtor is pointing out potential repair or replacement costs before you make an offer on a property.

ADDITIONAL INSPECTIONS

Depending on the property and if you need financing, you may be required to have a septic tank inspection, a termite inspection (if presence of termites or damage is noted in your home inspection), a Chinese drywall inspection, a mold inspection, a wind mitigation inspection, well water, etc.  Your inspection period in your contract may need to be extended in agreement with the seller to accommodate additional inspections.
