FIRST TIME HOME BUYERS IN VENICE FL

My job as your Venice FL buyer's agent is to make the entire process as easy as possible.

FIRST STEP:  TALK TO A LOCAL FLORIDA MORTGAGE LENDER

You will need to know from day 1 of your home search exactly what you can afford given your savings, current income, and expenses.

This is called mortgage pre-qualification, and once we start looking at properties, having a pre-qual letter in hand will be very important.

Berkshire Hathaway has a business relationship with EverBank.  EverBank is a portfolio lender, meaning it may be easier for a first time buyer to get a mortgage qualification by EverBank than one of the big banks.  They lend their own money and don't have to follow the big bank's rigid mortgage guidelines.

SECOND STEP: HIRE ME AS YOUR BUYER'S AGENT

If you are completely new to the process, you will be glad to learn that it costs you nothing upfront to hire a real estate agent to help you find the right home and help you negotiate an offer.

A good buyer's agent will make sure you are prepared, and will advise you about what to expect during the journey to closing on your first Venice FL home.

THIRD STEP: MAKE YOUR OFFER AND GET THROUGH ESCROW

Your buyer's agent will give you information about recent sales in the immediate area, so you can decide on a realistic offer price.

Once you are ready to make an offer, the buyer's agent will prepare all the offer documents for you to sign, to be presented to the homeowner.

When you have an accepted contract that all parties have signed, your buyer's agent will arrange the home inspection and coordinate other activities with your lender, such as surveying the property for your mortgage.

At this point, do NOT make any new large purchases, like a new car, or open new credit accounts.  Doing so will possibly prevent you from getting a mortgage loan for the price range you were expecting.
