You should be prepared to have a sizeable down payment on a single-family home if you absolutely have to have a mortgage, and talk to a lender prior to viewing property. The easiest route to property ownership in the US is a cash purchase.
Condo financing for international buyers is next to impossible. US lenders are improving options for domestic buyers for condos as a primary residence. I expect that market forces working in the favor of international buyers will result in U.S. lenders offering condo financing in the upcoming months. For now, you should be ready to make a cash purchase, but waiting for financing could result in missing some of the best prices in our area in over a decade.
The home inspection is very important. How will you be using your Sarasota property? What are the benefits to buying a single-family home versus a condo? If you would like a private pool, who will maintain it? Who will maintain your yard?
